Singapore's Waterproofing Specialist Diagnosis First. Lasting Repairs. Since 2007

Water doesn’t just stain your ceiling or dampen your walls; it signals that something deeper is failing in your building. At General Waterproofing & Service, we don’t guess at what that is. We inspect it, measure it, document it, and fix it at the source. BCA-registered since 2007. Over 1,200 completed projects across Singapore. Every repair is backed by a written workmanship warranty.

Certifications, Awards & Industry Recognition

General Waterproofing’s credibility is built on verified experience, responsible site practices, and proper workmanship standards. For property owners, managing agents, contractors, and businesses, certifications and industry recognition can provide added confidence when selecting a waterproofing contractor in Singapore.

Verified Industry Credentials

Relevant certifications help clients understand that the company follows recognised standards in areas such as workmanship, safety, quality control, and project documentation. Each logo displayed should reflect a valid and confirmed credential, supported by the correct certificate details where applicable.

Safety and Site Responsibility

Waterproofing works may involve roof access, external surfaces, wet areas, and active project sites. Safety-related recognition, such as BizSafe or similar certification, can help show that proper site practices are taken seriously throughout inspection, preparation, repair, and application works.

Awards and Professional Recognition

Industry awards and professional recognition can strengthen trust when they are presented accurately. If General Waterproofing has received awards such as Circle of Excellence Singapore or other recognised distinctions, the page can display the award name, issuing body, and year received for greater transparency.

Trust Supported by Verified Proof

Certifications and awards should support the company’s track record, not replace clear workmanship, proper diagnosis, and reliable project execution. Displaying only verified credentials keeps the section accurate, credible, and aligned with the expectations of customers looking for a dependable waterproofing contractor in Singapore.

BCA-Registered and Bizsafe 3 Certified

We are registered with Singapore's Building and Construction Authority (BCA) as a waterproofing contractor. We are also BizSafe 3 certified, confirming that our workplace safety management meets WSH Council standards. Both are requirements on most commercial and institutional projects, and both signal to homeowners that they are engaging a legitimate, accountable contractor.

Written Warranty on Every Project

Every completed project is accompanied by written warranty documentation specifying: what work was carried out, the warranty period, what recurrence would constitute a valid claim, and how to make that claim. If the treated area shows recurrence within the warranty period and the cause is traceable to our workmanship or materials, we will return to assess and rectify at no additional labour cost. This is a commitment in writing, not a verbal assurance.

We Diagnose Before We Quote

We do not quote over the phone. We do not issue estimates based on photographs. Every job begins with a free site inspection where our technician assesses the affected area using calibrated moisture measurement equipment, identifies the likely source of water infiltration, and proposes a tailored solution with an itemised written quotation. The diagnosis is not a sales pitch. It is a technical report that tells you exactly what is happening to your building.

Water Ponding Test Verified, Not Assumed

For wet area waterproofing (bathrooms, toilets, balconies), we conduct a water ponding test on completion: the floor is flooded to a depth of 25 mm and held for 24 hours. Any seepage detected in the unit below means the repair is not complete. We do not move to the next stage until the test confirms success, and you receive the test result in writing. This is standard under BCA's CONQUAS 2022 framework for new construction. We apply it to all renovation waterproofing as a quality verification step. Most contractors skip it entirely.

Our Waterproofing Process From First Call to Written Warranty

Free Site Inspection & Moisture Assessment

Our technician visits your property with calibrated moisture meters. We examine the affected area, take readings at the surface and, where accessible, at the slab above, and document all findings photographically. We look for the source of water infiltration, not just the visible symptom. Duration: 30 to 60 minutes. Cost: free.

Written Diagnosis & Itemised Quotation

You receive a written report explaining what our inspection found, what is causing the problem, and what repair we recommend. The quotation is itemised line by line: materials, labour, surface preparation, testing, and any required specialist coordination. No lump sums. No revised figures after work begins.

Professional Repair at the Identified Source

Our technicians carry out the repair using materials appropriate to the substrate and exposure conditions. Surface preparation is never abbreviated; the quality of preparation determines whether a repair lasts two months or twenty years. For layered systems, curing times between coats are observed exactly as the material manufacturer specifies.

Verification Testing & Warranty Documentation

Before we consider any project complete, we verify the repair. For wet area work, this means a water ponding test. For structural crack injection, it means post-cure moisture readings. The result is documented. You receive written warranty documentation at project completion specifying scope, warranty period, and claim process.

Waterproofing Materials We Specify and Use

General Waterproofing works with suitable waterproofing materials based on the condition of each site, the type of surface involved, and the level of exposure to water, heat, or movement. The choice of material is not made for branding purposes alone, but according to project requirements, surface preparation needs, application method, and long-term performance expectations.

Material Selection Based on Site Conditions

Different areas require different waterproofing approaches. Roofs, balconies, toilets, wet areas, external walls, and basements may need different products depending on moisture exposure, substrate condition, traffic, and repair history. Suitable materials are specified only after the project requirements are assessed.

Trusted Material Brands Used on Projects

General Waterproofing may work with established material brands such as DAVCO, Fosroc, Mapei, Bostik, Sika, or other suitable suppliers, depending on project needs and actual product use. Only brands that are genuinely used by the team should be displayed on the page.

Proper Application Matters as Much as Product Choice

A recognised waterproofing product still needs correct surface preparation, application thickness, curing time, and workmanship to perform properly. General Waterproofing’s approach should therefore focus not only on the material brand, but also on how each product is selected and applied for the specific site condition.

FAQs About Waterproofing Services in Singapore

How much does waterproofing cost in Singapore?

The cost depends on the service type, affected area size, and repair method required. Realistic ranges from our project records:

  • Bathroom waterproofing without hacking (HDB): $320–$850.
  • Bathroom waterproofing with hacking: $900–$2,800.
  • Balcony waterproofing: $400–$1,200.
  • RC flat roof waterproofing (terrace house): $1,500–$5,000.
  • PU crack injection: $280–$1,200.
  • Spalling concrete repair: $500–$3,500+.
  • Ceiling leakage repair (source fix): $400–$2,000.

We provide a detailed, itemised quotation after a free site inspection, no phone estimates, no surprises.

Not always. Non-hacking waterproofing, applying a liquid membrane directly over existing tiles, is effective when tile adhesion is sound and the substrate is not compromised. Hacking is required when tiles are hollow, the screed is damaged or waterlogged, or when the existing membrane has completely failed. Our technician assesses this during the free site inspection and advises honestly. We do not recommend hacking where non-hacking will produce a durable result.

Under HDB’s co-management framework, the owner of the upper unit is responsible for waterproofing their wet areas, bathroom, toilet, and kitchen floors, which can cause leakage to the unit below. If the leak originates from HDB common property or a structural element, HDB or the Town Council bears responsibility. We provide written inspection reports with calibrated moisture readings accepted by HDB, managing agents, and the Community Disputes Resolution Tribunal (CDRT) for dispute documentation purposes.

Re-grouting replaces the grout lines between tiles. It is a surface treatment that can temporarily reduce minor moisture infiltration at tile joints, but it does not replace or repair the waterproofing membrane beneath the tiles. If water is seeping through your bathroom floor to the unit below, the cause is almost always membrane failure; re-grouting will not resolve it. A site inspection with moisture measurement will confirm whether you need membrane repair or whether surface treatment is sufficient.

Service life depends on the system applied and the conditions. Torch-on bituminous membrane (RC flat roof): 10 to 15 years. Liquid-applied polyurethane membrane: 7 to 10 years. Acrylic coating for metal roofs: 5 to 7 years. Cementitious waterproofing in wet areas: 5 to 10 years with normal use. Surface preparation quality at installation and Singapore’s UV intensity both affect actual service life. Regular inspection extends all of these.

We aim to schedule site inspections within 1 to 3 working days. During peak monsoon seasons (November to January, May to July), demand is higher and response times may extend slightly. For urgent situations, active dripping near electrical fittings, sagging ceiling panels, or significant water ingress, call us directly at +65 6754 4648, and we will assess priority scheduling options.

Book Your Free Site Inspection

If your property has a stain, a drip, a damp patch, or a crack you are uncertain about, the most useful next step is a site inspection. Not a quote over the phone. Not a surface patch. A diagnosis from a team that has been doing this in Singapore since 2007.

We bring calibrated moisture measurement equipment. We document what we find in writing. We give you an honest, itemised quotation before any work begins. There is no obligation to proceed.
